
Most roof problems in Maine are not sudden. They build through one season and become visible in the next: an ice dam in February shows up as a ceiling stain in April, and a summer of heat shows up as stiff, dry shingles the following winter.
This calendar is deliberately light. You do not need to climb anything. Nearly everything below can be checked from the ground, from a window, or from inside the attic.
December through February: watch the melt line
Winter checks are about water, not shingles. When snow sits on a roof and the lower edge stays cold, meltwater can refreeze at the eaves and back up under the shingles.
You are looking for where the snow melts first and where it refuses to melt at all. Both tell you something about heat escaping from inside the house.
- Heavy icicle lines along one section of eave, repeatedly
- A bare stripe of roof above a warm room while the rest stays snow-covered
- Damp or stained spots on upstairs ceilings after a thaw
March through May: the honest inspection window
Spring is the single most useful time to look at a Maine roof. Winter has just finished stress-testing it, and the roof is visible again.
Walk the perimeter of the house and look up. Then look in the gutters and on the ground below the downspouts for accumulated granules.
June through August: heat and aging
Summer is when asphalt shingles lose volatile oils fastest. That is the slow process behind stiffness, curling edges and brittleness on older roofs.
This is also the practical season for treatment work, cleaning and any repair that needs dry, warm conditions.
September through November: clear the path for water
Fall work is mostly about drainage. Pine needles and maple leaves pack into gutters and valleys, and packed debris holds moisture against the roof through the wet months.
Getting this done before the first hard freeze matters more than doing it perfectly.
Why this is different here
Around Greater Portland, houses built on shaded, tree-lined lots and houses on open coastal lots age differently. Shade holds moisture and grows moss and algae; open exposure dries shingles faster. The same roof age can mean two different conditions a few miles apart.
